Default Millard area - why are there so many good housing bargains just west of Millard West High School?

I'm from central Iowa, looking to move to Omaha. As I look around the outer suburbs, it seems like there are quite a few bargains in the area just west of Millard West High, around Q Street/204th Street, in the $150,000 to $200,000 price range. Some of the neighborhoods are Woodlands, Oakmont, and Cottonwood Creek. Why are these newer homes priced so well in this area, compared to other areas I've seen? Are there any red flags I should be aware of? Are the schools good around there? I'm excited to explore the neighborhoods...just hoping it isn't too good to be true.

I think those neighborhoods kind of fell with the housing markets, IE they built them and no one bought them.

Great schools, good areas....just too many houses being built, as Raphael07 said. If that's in your price range, no reason not to buy.

Agreed. It was hit by the housing boom a bit. Developers over built and were left with quite a bit of inventory. Absolutely nothing should concern you. What you see is what you get.

I can think of one reason. Too far west. Gas prices overall will only trend higher. It's best to try and stick closer to the central to eastern part of the city. Now if everything you need is within a few miles than why not, go for it. But if you work downtown or in Iowa, you may want to choose something much further east unless you like a 30-45 minute commute.

True. They aren't really close to the interstate system. But honestly....there has been a gradual creep westward for many years...and I think the housing bust hit at the wrong time. My neighborhood isn't anywhere near that far west and we've got a dozen houses for sale.
