Hi! My husband and I are from San Francisco and moved to Omaha for work six years ago- we are the same age as you both. We are actually relocating again, but we have lived Downtown for all six years and would not live anywhere else. There is a great mixture of young/midddle and older. We live in the SOMA RowHouse Community and there are events weekly (like wine in the garden) to meet your neighbors and most of the amazing restaurants are in walking distance (Boiler Room, Zin Room, V Mertz and if you go to the new development at midtown - the Gray Plume - amazing!). Plus, you are a short drive to Dundee/UNO. Really short. There are a lot of rentals options on PJ Morgan's website as well. They are the property managers for many of condo buildings downtown. There is also now grochery stores and gyms all downtown...so you are covered! The condos downtown are modern inside of old warehouses...and the homes in Dundee are the ones that have the most character of anywhere in Omaha - at least I think so! Dundee also has it's own little downtown area as well. Sort of like in Burlingame (but not as high end)....but still cute.

Oh one more thing- I forgot to add that there is Patrick's Grochery Store within walking distance (maybe four blocks) of our home and in the new Midtown Development (about a 10 min drive but only because of lights) there is a movie theatre, brand new gym (Prairie Life Fitness), great full service grochery store (Wolners) and a bunch of new restaurants (including the Gray Plume). There are also a lot of new wine places downtown- Urban Wine is right across the street from our house and you can sit on their patio and have wine and cheese or sushi (and it is actually decent- I was nervous at first!) and Nosh as well - it is new. I am excited for you since we did the same thing years ago! There is a day care downtown by the Urban Outfitters and Inde Theatre that looks really nice, but I don't recall the name of it. Hope this helps!

Pad Mapper is another site that I had some luck with when moving here.

Also thanks to HerbieHusker10 for posting that pic! I had never seen the area before the flooding!
