This is a huge project for Omaha and a great use for a building that has been vacant for a decade.

Quote:
The Northern Natural Tower at 2223 Dodge St. is about to be transformed from Nebraska's largest vacant office building into a $30 million apartment development that will anchor a key section of downtown's western edge.

NuStyle Development Corp. of Omaha, which specializes in converting old buildings into stylish urban residences, plans to install 180 to 200 apartments in the 15-story structure across Dodge Street from the Joslyn Art Museum and Central High School, creating a strong link between Mutual of Omaha's Midtown Crossing development and the bustling sections of downtown to the east.

I like it... although, what are they going to do with the big metal monolith in the middle?

Sounds like the plan is to preserve the exterior, minus replacing a few windows.

Doesn't that thing actually have windows in it though? From Google Street View it looks like it does but I can't be certain.

Regardless, it'll be interesting to see how they do the layouts of the apartments within the existing floorplan. I think NuStyle is the perfect company to take on this undertaking though.

I would bet that they will get creative with the room designs.

NuStyle's last apartment conversion project in downtown Omaha also has some units that don't have a window. I am sure they know what works with units with less/no windows and how to market them.

I'm not sure how the building looks inside. I imagine they will completely gut it. Awkward or seemingly useless and windowless areas will likely become the new elevator, or mechanical equipment areas of the building,

Years ago I worked in that building on the 5th or 6th floor and there were to many windows.
The east south and west sides were 90% windows.

Can't imagine 180 apartments at $1500/month = 3.24 Million/yr.

Was that when First National was in there?
