So we've been living in Omaha about 6 months, and finally got our house in Chattanooga sold. We're ready to buy.

I'm semi-retired (early 50s), and want to buy & fixer-upper to enjoy keeping myself busy. We've renovated and sold 11 houses over the years, so I've got the experience & tools to do the job.

I know it's a buyers' market, and I can make a cash offer on anything less than $100,000. What I want to know is what part of town you'd suggest I look to buy a house in. I don't want anything built more recently than (probably) the 40s, because the old houses have all the great woodwork and character.


Suggestions?

Field Club / Hanscom Park / Leavenworth Area

Columbus Park

Mercer Park / Orchard Hill

One of my all-time favorite neighborhoods is Kountze Place in North Omaha, but you would have to scope things out up there first. Whatever people say about that area, it is home to some of the most grand late 19th century homes in the city. Florence is a great neighborhood also in North Omaha that has some wonderful old houses.

Here's a couple that I saw that I wanted someone to flip or preserve...

I'm liking the looks of that house up on 30th & Mormon St, though it needs more of a tweaking than renovation.

I've never heard of Columbus Park. Where is that?

Columbus Park is located directly across 480 from Field Club and Hanscom Park. I also believe that it's located just south of Park East. South 28th Street has some beautiful homes on it. A lof of them are pretty nice. There's also a beautiful 19th Century Queen Anne row house on 28th that's been abandoned for years. It breaks my heart to see it. I hope someone restores it soon so it's not torn down!

I'm so glad that Omaha Landmarks, Inc. made a deal to not have the Keirle House torn down for the parking lot. Florence is a great neighborhood and that house deserved to stay.

There are some kind of sad looking homes around 33rd and Hamilton, but would look very good spruced up. It's a little north of Mercer Park I believe and the area's a little down, but I've seen some fixed up houses that look very good. You might join the movement and make that area nicer.

Benson would be good but hard to get real cheap ones there. The area around the main post office wouldn't be bad either. Certain pockets of south Omaha would be ok too but I would suggest you look at the crime stats and the other houses in the area on the Douglas County Assessor's site to get a feel of what houses are worth and selling for in the area. Here is a website that lists REO Bank owned properties by price. And DC's website. Hope this helps you some.

Omaha is a tough city to "flip" in. Housing prices are low compared to the national average, so you won't really see much of a return in investment. I'd say field club is one your best bets if you want to increase the value of the property. I agree with OmahaJosh that Kountz Park and Florence have some beautiful old homes for the price, but they are really only a good deal if you plan on living there yourself. I live along Florence Blvd and have done quite a bit of work to my own home, but more than likely I won't get back what I have put in. These changes were for myself.
