hi there, I have recently moved to Lincoln from East Coast area as I got an contract job opportunity here.And it seems to be nice and helping my career. I am likely to continue with this job for at least 2-3 years or even more. I am 40,single male,originally from India,I have lived at various places in US in last decade. Even though I always considered myself to be coming from bigger city ( born in Mumbai, lived in Toronto earlier), I have somehow liked the places in mid-west and surrounding states like Colorado ( Denver), ND ( Fargo) and now in Nebraska ( Lincoln). I believe, I can make more meaningful connections with people in neighborhood and at work in these areas. I would like to make this area (Lincoln or Omaha) as my home. My original preference was to live in Omaha and travel to Lincoln for work.

I have a lots of interest and some experience into real estate/housing investing. I already own a small property in Fargo which is managed by a property manager. I would like to buy such a property either in Lincoln or Omaha as it is like an hour drive from each other. I might continue living in Lincoln than in Omaha for now to avoid total drive of couple of hours every day.

One thought is, I still like to be associated with Omaha and possibly even move there in future. 1) Would it be advisable to buy a rental property ( duplex,fourplex) in Omaha rather than in Lincoln, while I;m staying in an apartment in Lincoln? Of course, I will need to hire a property manager for maintenance etc. as I can only travel to Omaha during weekends.

There are some advantages to buy a property closer to where I live which is Lincoln as I can myself attend certain tenants issues and stay in touch with them often though I actually do not fix or repair anything . 2) But then, I am also guessing Omaha might offer me more growth or appreciation of the property in longer term. Am I thinking in correct direction here?

3) Can any experienced people advise me, whether buying a Triplex/Fourplex in Lincoln has any similar price appreciation prospects like in Omaha? Are there any landlords in Omaha in this forum who own property in Lincoln or vice versa? As I aim to put my savings ( as a down payment and remaining mortgage ) into 2-3 properties by the time I retire, and I do not have any other retirement savings like 401k etc, I want to make an educated decision here. One problem is , there are not many smaller rental properties in West/South side of Omaha ( in MLS listings) in Suburbs like Millard other than single family homes. Whereas Lincoln has many such smaller rental properties.

4) Which areas in Omaha are the best for getting long term and descent tenants ? I am a person who try to look after tenant issues right away and treat them quite respectfully. So,I prefer such quality areas. Any frank sincere opinion will be greatly appreciated. Thanks in advance

hi Todd, I got your DM. I;m in the initial phase of my own research so I;m simply collecting information as this point. I might contact the mentioned R.E. agent after a while once decide on buying any property in this area. Thanks for your response.
