Question What are the pros and cons of these areas:

Hi everyone i need some help so Could you give me the pros and cons of these areas, Dundee, Pappilion,Downtown,Benson, and West Omaha, I Just would like to compare the areas and try to find some closure on where to move, And Please Vote for your favorite area on the poll

Omaha Urban = Dundee, Benson and Downtown
Omaha Suburban = West Omaha

Papillion was a small town of its own that eventually became part of the Omaha metro as Omaha, Ralston, Lavista, and Papillion all grew together. Would be considered Suburban.

Differences come down to primarily to being Urban vs Suburban

Main difference of the Urban areas is Downtown is really being revitalized as the Urban Core with all of the redevelopment - can't say the same thing for Benson... Dundee remains unique but is not seeing a revitalization like Downtown, plus neither Benson or Dundee will ever be part of the Core like Downtown, NoDo, and Midtown have the potential to be

Main difference of Papillion from all the others is its still independent from the City of Omaha so can still direct its self to try and maintain the small town feel, even though its now connected to the metro, just like Lavista, Gretna, and Bellevue still can.

Are there specific things you are looking for with each?

Well i Agree and How are the homes in pappilion my daughter does Gymnastics there but i have never actually been there before and through the neighboorhoods

I live in Papillion (northern end), in the relatively newer area. There's a lot of new construction if you're looking for brand new, but there's also a lot of smaller, older homes in the downtown area. Papillion seems to be split in the middle by the older area, with newer homes on either end.

I personally love it here; it's close enough to the Interstate and our jobs to be convenient, but off the beaten track enough where you don't feel like the big city is about to swallow you up.

You can find a wide variety of homes, from older lower cost homes that were part of the original city plat at the turn of the century to modern high end custom homes. You can go from below the median price for Omaha to $1/2 million. You can go from 100 years old to brand new construction. Lots of variety and lots of choices.

I am most familiar with West Omaha and enjoy shopping at Westroads, Oak View, and Village Pointe. I also like the west part due to most of my Omaha friends living in that part of the city. The area is mostly clean and has nice areas. Omaha in general is a nice city with a few icky areas in North Omaha and South Omaha (near the river).

Wow thanks i will look into the pappilion areas i like west omaha but i just dont like the neighborhoods where all of the houses look the same way , they are nice in all but they are too dull, i just like something with character and something all brick really stands out to me!!!

Here are my opinions on these Areas.
Downtown: A consistantly changing urban landscape perfect for someone looking for the fun of a major city without the associated troubles of one.
Dundee: A great neighborhood if you want to feel like part of the city, with unique beutiful homes in every price range and excellent dining options.
Benson: A more dis-jointed version of Dundee, further from downtown.
Papillion: A great place all around if it fits you, with a short drive to anywhere else you want to go.
West Omaha: My least favorite place. Suburbia has been done to death, and the streets loose their sensable grid-based system in a cavalcade of strip malls and housing developments. Nothing against those who live there, but it certainly isn't for me, and the further West we go, the less dense our population, so I'm always a cheerleader for East or Midtown Omaha.

If you get into some of the newer subdivisions around Papillion you will find that common home look, too; however, look around the main part of town which was developed when homes still had individual character and you'll see more of variety of home styles - most of the original homes have been maintained very well - so not run down or missing major maintenance.
