(Warn... maybe your friend shouldn't have bought his house in North O... although I know people who have had their house on the market for months in west O too)

(Henningsen... are you in Fountain Hills or Pac Meadows?)

You might be hard pressed to find anything other than a split entry or tri-level in west Omaha for under $150,000... but if that will suffice, they're there.

I find it funny that someone would warn people about traffic in Millard... when the person inquiring is coming from Phoenix.

DTOLuv of course wants everyone to live in east Omaha, which is fine (is 72nd and Dodge your small concession to the west D'Shawn? ). There are many nice neighborhoods here as well (some very expensive!). I myself, live in west Omaha (not too far from ehenningsen). The schools are excellent throughout the metro. You can probably find a new house in Sarpy County for $150,000 still.

Someone also commented on Council Bluffs lower taxes. You know what... they are lower, but not dramatically so... and because there is a lack of volume in new residential development... the new housing prices are actually higher. This said... Council Bluffs is a wonderful area to live in as well. You really can't go wrong anywhere in the metro.

And yes, North Omaha is our most highly challenged part of the city... similar to what you'll find in any larger midwestern city. Outside of the Florence area to it's north... or the rural acreage areas north of I-680... I wouldn't recommend moving to this area either. Keeping in mind, violence of the type which plagues north Omaha is almost always narrowly targeted. That is to say, if you're not looking for trouble in Omaha... you're generally not going to find it. Omaha is a very safe city.

Default I live in

Merrifield Village I think.... its a nice neighborhood, the house is 3 bedroom/ 3 bathroom with a huge basement that can be turned into a party room with the amendities of another bathroom that just has to be built

Oh duh... for some reason I was thinking 156th area... instead of 168th. Well then... we're practically neighbors. I live across 168th in Shaker Heights.

I'm familiar with Merrifield (often take walks through there on the way to/from the pond at Lakeside)... nice development.

Yes there are. I've lived here for about 5 years now... I lived in the Piedmont subdivision (down at the Kum 'n Go) for 10 years prior to that. It almost feels like we're at the 'center' of west Omaha today.
