Hey everyone,

My family and I are relocating to Omaha in a couple wks, for school purposes. My husband received a football scholarship to UNO, so the both of us will be attending there. We also have 2 children, one who is severely handicapped(6) and another who is 4 months. As you can imagine coming from southern California, things are bound to be different so basically, being that we are so far away it is very hard to get info, so i wanted to know if you guys could help. We found a house located in east benson, i wanted to know if thats a desent area? Also I was looking into a school called J.P lord school for my son, is there any aditional info on that. the last thing, can anyone tell me how much total utilites are monthly out there, just so I can have an idea.. And any additional inormation would be great!!!

Thanks

East Benson. Honestly, that depends on exactly where the house is. Do you have an exact address? I actually live pretty close to that area, so I could do a little sleuthing for you if you'd like.

I pay about $225 per month for ALL utilities. But we have a rather large house (4,000 sf), so yours could be less.

Basically, coming from Southern California, the winter climate is what's going to take the most getting used to.

I know nothing of the JP Lord School. Sorry.

Please feel free to DM me if you'd like. I'd be more than happy to do whatever I can to assist you in your transition to Omaha. I do honestly believe you're going to like it here!

Thanks so much for the response. I dont have the exact address as of yet... all i have is that it is off of N 45st at miami. Also when you say that it depends on where the house is, does that mean parts are like ghetto.. or gang infested, or what?

Thanks again.. I know i'll be asking more questions real soon!!

I wouldn't say ghetto or gang infested but around that area you can see where people's income levels go up and down.

Frankly, I'd stay out of that area. If you're talking about buying a house, you certainly won't do yourself any favors with the "location, location, location" law.

It might be a good idea to get an apartment for awhile. You'll probably have to sign a 6-12 month lease, but that would give you time to drive around and look around for the best home in the area and price range that would best suit you.

UNO is roughly 60th Street and Dodge Street. The only problem with extremely close proximity to UNO is that there are several extremely expensive neighborhoods in the area. You're probably looking at a minimum of a 5-minute drive just to get below half-million dollar homes.

Basically, the smaller the street number, the further east and closer to Downtown and the Missouri River it is. The older parts of Omaha are further east. I absolutely love the older parts of the city, but you do have too be a little careful, because you can have some seedy areas in nice neighborhoods, and extremely nice areas in seedy neighborhoods.

The Benson area (roughly 52nd St to 72nd St - and from Blondo north to Maple) would be a really convenient area to be in. A lot of the homes will run from $75,000 - $100,000 in price.

I have some friends and co-workers that live in the area with kids and they seem to like it fine. That area is about 15 minutes from UNO. Not far at all.

Also don't be too discouraged from moving there. Yes there are better areas but it's not as bad as people make it out to be. If you're not involved in trouble you won't have trouble and that goes for where ever you live.

Thanks DTO Luv.. Yea my family and I are pretty much home bodies. So we are mainly in the house anyway!! Ok I feel better about the place now. Is it a diverse neighborhood? The only reason why I ask is beacuse my faimly and I are biracial, Im creole, persian, and white, and my husband is African American, and being that I dont know much about NE, I just want to make sure we'll be ok...

Filet Magnon,

NO we're actually going to be renting. We are still young.. early 20's so we're not ready to purchase a house quite yet. The reason we cant stay in an apartment is because #1, i have a wheelchair bound son, #2 we have 2 rottweilers, which most places wont take, even though they are used for my son as service dogs! So we needed a place with a backyard!
