I used to live in West Bend WI... nice state but high taxes........ Papillion is the best spot. voted #3 in Forbes top 100 cities and #6 from Money Mag best places to live. I would look in the La Vista - Papillion area which is Giles Rd west of 96th all the way to Interstate 80 and Hwy 370 from 84th west to Interstate 80. Hwy 370 connects to Iowa just south of Council Bluffs (Interstate 29) and Interstate 80 west to Lincoln. Its safe out here and you can be anywhere in Omaha within 20 minutes.

Surprise~ Omaha area taxes are not much cheaper than Wisconsin. Tulsa, OK has a cheap cost of living and low taxes. Welcome to Omaha!

Benson is not north Omaha anymore than Florence is. Its it's own area and it's not a high crime area either. Omaha is overall very safe in parts of the city and the 99% of the time bad crimes affect people involved in it.

I live right between Benson and Dundee and have never had any problems with crime. West Omaha is fine if you are into cookie cutter mcmansions...... Both Benson and Dundee are great places with some nice archetecture, esp Dundee, and are about as walkable a neighborhood as you will find outside of downtown. If you are into live music then Benson is the spot. There are about 6 live music clubs in a three block strip on Maple Street.

You're right.
Virtually all the crime in "true" North Omaha is gang & drug related.
One of the problems is that people - who don't live in the area, and don't know any better - broad-brush everything north of Dodge and east of 72nd Street as "North Omaha", and think the whole area is a ghetto.

Actually the Starbucks closed awhile back...they are currently turning it into a Scooters (which has pretty crappy coffee IME).
The new Arksarben development seems pretty Meh to me...probably because its still nascent, but I agree with the Dundee/Midtown/Downtown assessment. Cool architecture and some walkable neighborhoods. I've liked living in midtown.
To find an apartment Craigslist is your friend.
This place is renting right now in my neighborhood (in fact by my landlord who is a really cool guy named Jerry) and might be a good place for you:

The building is mostly Creighton kids but not obnoxious. The neighborhood is a good place for walking. Field Club trail is nearby. You are in walking distance to a great cafe (caffeine dreams) and a great pub (the crescent moon). Downtown is a 7 minute drive.

I made the decision and I moved into the Georgetowne Apartments off W Center/140th...
It seems like a good area...any qualms about it or any good things to know about the area...I'd love to find a farmers market in the area or would you recommend going downtown?
