Nicest areas of the Omaha area? Neighborhoods?
I've spent time in north O..wouldn't live there. Also the area which is near the Austin's steakhouse restaurant (not sure what part of Omaha that was) and Bennington.
I'm looking for clean neighborhoods, prideful area of homeowners (I don't want to live around rentals), safe. Ya know, somewhere where hating your neighbor is less likely. I don't mind a family area. Let's see how I can put this. Where is a place where parents raise respectful children, make them mind, teach them manners, not let them hit my car with rocks, run in the streets unsupervised, or let them run around the GROCERY store like crazy little people. Understand where I'm coming from? Where is this place?

Well to me, the nicest neighborhoods in Omaha are Fairacres, Linden Estates, The Ridges, Baywood, the Cathedral District, Regency, the neighborhood just east of Regency, Happy Hollow area, Gold Coast and Field Club. There are more, but it would take forever to list them all. For the most part, Omaha is a safe, clean city and people are generally very nice and hospitable.
The neighborhoods that I listed above are all very affluent areas, but there are many other nice areas in Omaha where home prices aren't nearly as high, while still being nice areas to raise children, meet neighbors, play/garden out in the yard, go shopping, ect.
All these areas, in my opinion, have beautiful houses. They all differ in size, age and style. These are all safe, quiet areas. My version of "nice" may be different than yours however. Fairacres is my favorite neighborhood in Omaha.
The Dundee/Midtown area is also very nice, also the homes around the University of Nebraska at Omaha. From what I've been told, there are quite a few rentals in the Dundee area however. I guess it all depends on your price range, if you want an old house or new house, ect.
There was an Austin's Steakhouse on 120th & "L" street, but that closed down and a Famous Dave's BBQ took its place. I don't make it up to Bennington too often, but there is some new development to the west of the town which I have seen, and it is very nice. Bennington would be a good fit for you if you want more of the "small town" feel, while still being able to commute to the city.

Good post Josh. Regarding Austin's, have they all closed down? I know last year I pulled up their website and it mentioned that there was only one still open, but now the website is down.

I've actually been to Dundee at night. I went to a party with my friend. Mind you it was at night, but I remember thinking it was a beautiful area with older homes that looked kept up. Thank you for the info.

You might want to clarify what part of "North O" you visited, because it's a huge part of Omaha. Technically, I live in North O - and I don't even pull the keys out of my truck, or lock my garage, at night.
There is no way to judge an "area" of any city. You really have to narrow it down to a street-by-street search. And you often won't know what kind of neighborhood you're looking at until you already live there.
I own a rental house in the Florence area (near McMillan Junior High). It's a great area, with kids running around & playing, friendly neighbors who spend time on their front porches, and a really nice public swimming pool nearby (High Point Pool). Beautiful mature trees. The houses were all built in the late 50s to early 60s, and run in value from about $75,000 - $125,000.
Ironically, it's an area of Omaha most people would absolutely refuse to consider. And I'm not sure why.

Bosco, I believe that they are all closed. I looked in up on Google Maps and it said that there was an Austin's on 11th and Harney but I know for a fact that there is another Famous Dave's at that location.
I really don't know why there is such a negative stereotype of north Omaha. Yes, violent crime is higher there than in other parts of the city, but it's still far less than other cities of similar size (Oakland, St. Louis, Cleveland, Kansas City, New Orleans). I honestly believe that the local media only talks about the "bad" about north Omaha and never about the good. Quite honestly, I don't think I have never read a positive news story about north Omaha, even though good things happen there all the time. We as citizens just never get to hear about it.
Anyway, I love the homes in north Omaha, especially the homes around Florence Boulevard. There are a few homes in that area listed in the NRHP. Florence is a great area too. There is so much history tied into that area of town. And even further north, beautiful wooded Ponca Hills is technically considered "north Omaha" too.
I guess what I'm trying to say is, I would not mind living there at all. Omaha Rocks is completely right; you have to make a street-by-street analysis, not just group the entire north Omaha population as being "too crime-ridden, too black, too poor, too blighted."
When people actually talk to the citizens living in north Omaha, they (or maybe it's just me) find out that they love where they live.

I was looking on craigslist for various rentals, and found a large house VERY inexpensive rent, in an area of Omaha called "little italy"...does anyone know anything about that area? Where are the areas where a person wouldn't want to go at night? We're looking for a rental now, and I have no idea where it is that we don't want to be looking...?

Little Italy is a neighborhood in south Omaha that has seen a lot of revitalization in the past few years. There are new townhouses called the Townhouses at Little Italy that have just been constructed, as well as The Giovanna, more row houses located at 6th and Pierce street. There is also a renovation of an old building on 10th street that will become condos, but I forgot what that project was called. Recently, there was a sign pained on one of the old brick buildings that said "Welcome to Little Italy" or something of that nature. I believe it gives the community more of a close-knit neighborhood feel.
From what I've heard, Little Italy is a safe neighborhood. There are a ton of original Omaha restaurants in the area. Mostly Italian, go figure  I love driving down there. There are a few properties listed on the National Register of Historic Places, as well as Grace University.
There are also single family homes for sale in the area.
Just for your information, the boundaries for Little Italy are from 10th street to the Missouri River and from Center Street to Pacific Street.

Sorry about that, I don't claim to know Omaha.I've only been there a handful of times. It was on Binney St.,not too far from the airport. That was the first time I visited Omaha. I had never experienced humidity like that before, so I was walking outside because I was so hot and my friend said not to go outside at night. Because It wasn't safe at night, according to him. So that's really my only experience with North Omaha. Is the train station in north O? I took to train to Omaha once, too. I remember thinking I was glad I got into Omaha during the day. I wouldn't want to be there walking around at night. At least that was my perception.
