Is the house market moving in Omaha?
I am just wondering what other people think- do you think our house market is moving or do you think it is still pretty slow?
I have had my 3br/ 1ba 1370 sq. ft. Omaha/Benson home for sale for over 4 months. It is in great condition and is priced lower than most of the houses around me, but it is still not selling. I have had many showings, no negative feedback, and several open houses..........and nothing.
Am I the only one???
Should I pull the sign down and try again next year? (I reall really really do not want to do that if I dont have to)

No! Never take the sign down because you never know when that potential buyer may pass by. Plus, it's free advertising. Just keep doing what you are doing. Omaha's existing home inventories aren't nearly as bad as many other cities so I would just be patient and give it some more time.
I would also make sure your asking price is reflective of the Omaha market. Many homes aren't selling at their appraised values.

Obviously, it's a buyers' market in Omaha - as well as everywhere else.
There are some houses selling, but it's not a hot market.
Has your Realtor told you if there's anything keeping the house from selling?

My first question would be is the house ready to sell? Meaning is it staged properly, neutral color pallette, clean, inviting? Not trying to insult you but in my experience if a house is staged propoerly it will not have trouble moving in almost any market. Do you watch any of those Sell my house shows on HGTV, ot TLC? Check them out or get a magazine, there are lots of good tips on presenting your house correctly. I sold a 2br/1bath home last year without the help of a realtor in 5 days, simply by making sure that it was staged correctly. Oh and, Good luck.

That could very well account for it not selling.
Actually, 4 months is not a long time to have a house on the market. Uncomfortable for the owner, yes. But it's not unusual.
There are also countless reasons for a house not selling - especially in a buyers' market.
It could be the price, it could be the neighborhood, it could be the color combination, it could be the lack of landscaping.

I know. My wife & I putter through there on the motorcycle on a regular basis. It's wonderful. And, for the most part, the price of housing isn't too bad.

Yep. For me it would come down to a simple matter of economics. That's how I ended up living where we are now.
Midtown and Benson are close enough together that it's a win-win situation. Plus, both areas have incredibly cool older houses and neighborhoods.
Both our sons live in Minneapolis. Every time they come to Omaha we prowl around looking at houses. They love it - and are always talking about all the brick houses - especially the Tudors. They're also a little angry (in a good way) about how much cheaper the cost of housing in Omaha is, compared to Minneapolis.
