I'm not that familiar with the Benson area - but one of our regular posters is and I'm sure he'll fill you in.


Have you thought about these houses? The neighborhood is very good and the houses will hold their value.

Hey SLPdocSTU -

I was down in the Dundee area yesterday. This is just north of Dodge St (California, Cass, Chicago, Davenport) - around 49th to 52nd Streets - and saw several houses for sale, as well as condos and town-houses.

I have no idea what their price ranges are, or if you're even interested. But you might want to have your realtor show you some of them. It's a nice area. A lot of young people. Cool old houses & apartments, and would be very close to your job.

Same area as previous two. *I don't want to trash talk that area of Omaha. But it's just kind of a lower-end area, with very narrow streets, small yards and quite a few run-down houses. I don't think it's an area (like some older areas with awesome old houses needing restoration) that is ever going to "come back to life."

This is a nice house, but based on the tax assessment I think this one is also overpriced.

Same neighborhood. Honestly, I don't like that house at all. Of course, that's my personal taste, but houses of that age and design tended to be thrown together cheaply. It's obvious that the house has already been completely remodeled - probably mostly because of poor construction.

Same area. Again, I think the house is overpriced.

Also, on the area between Northwest Radial Highway and Maple, on 48th street? Again - it's a safety question.

This again is one of those areas that could "go either way." The main difference here is that this house is priced more in line where it should be.

This is obviously almost next door to the previous listing.
DO NOT BUY THIS HOUSE. Picture #2 of 10 shows serious cracking/separating in the stone facace (under the window). This indicates structural/foundation issues that will likely cost tens of thousands of dollars to fix correctly.

I keep thinking I have things figured out, but the Realtor gave me a map to use to look at crime and almost every area looks scary when they map out all the crimes!
Man! I feel like I got up on the wrong side of the bed this morning!

Thanks! There are a couple of those on my list. The problem with that area is the houses are so old most don't have a garage and/or only have one bathroom. But I'm going to see one of each. I'm hoping I could have a garage built at one of them - it's so cheap. But, I'll have to figure out the cost of having that done and the city rules - might be a headache. The other one has only one bathroom - not a great compromise to make if I have a roommate, but doable.
