I have been approve for 2 rentals:
One on la paz ave in dana point and one on la pata in san clemente.

I've driven throught the neighborhoods during the day but, I couldn't get a "feel" for the neighborhood.
Is anyone familiar with these areas?

San Clemente is more of a city than Dana Point. They are both good areas. Personally I would choose San Clemente.

I would definitely take the La Pata place over the Dana Point place. That area of DP can get sketchy, and there's never enough parking. Lots of apartments.

Unless you have a kid going to high school since Dana Hills is much better and safer than San Clemente.

Thanks for the help everyone.
Apartments? Oh, I'm wondering if I mixed up the street name.. When I drove over there I don't remember seeing any complexes.
Another thing that is making the decision difficult is that the DP place owner wants me to sign a 2 year lease (Sounds kind of nice.. fixed rent for 2 years..) but you say that area is sketchy?
Are there a lot of hoodlum teenagers? College kids?
But,The SC place is larger and only a few hundred more a month the owner only wants a 1 year lease.
My son is 2. So no school just. Yet, but, soon. Does San Clemente have a better school system? Thanks again!

That whole area surrounding La Paz in DP is a mixture of SFR and multi-family structures, with an emphasis on the latter. It can be very sketchy. For example, a few blocks to the West is Street of the Violet Lantern, a street the local cops call "Violent Lantern".

While my kids are long ago grown and out of the house and I haven't had anything to do with the Capo Unified School Dist since (both I, my wife as well as all 4 of our kids went to school down there) the San Clemente area schools, especially the ones serving the back country, should be better. The reason? More English-challenged kids in the part of Dirty Point where you're considering.
