i'm asking for a friend ... what's the average monthly rent for a small 2 bedroom (850 sq feet) in Irvine and what would be the average summer utility bill given "normal" non excessive usage?

When I was looking recently for a one bedroom that was around 800 sq. ft. the cheapest I found was $1500 (and I only found one at that price point). Most of them were around $1650 to $1750 though. I also was looking for something with a washer/dryer in it, so that increases the price a bit.

I'd say you're looking at around 1700. Irvine Co owns most of the apts in Irvine, I'd just look on their website

Yep, I have a rental in Rancho Santa Margarita. One bedroom, 700 sq ft, and I get $1250 for it.

I am not sure what area within Irvine you prefer but one of my co-workers lives with a roommate at Tuscany Apt. on Jamboree (close to 405). They have a 2 Bed/Bath and he said they were paying like $1400-$1450.

That seemed like a reasonable rent especially for Irvine but anyone paying $1500+ for a 1-bedroom is getting ripped off imho, especially in this economy they should be able to negotiate a bit.

You might also consider surrounding areas (Tustin/Costa Mesa) which would likely to have more competitive pricing and would still be a short commute.

Try the Irvine Company’s apartment rental website. It looks like their two bedrooms start at about $1555/month:

Your friend might be able to get a a 900 sq ft 2bd/2bth for $1310/month, if he would consider nearby Rancho Santa Margarita:

Or, try Costa Mesa, Lake Forest, Mission Viejo, etc. at Apartments.com.

In recent times Irvine rentals has increased at a rapid pace. Even people having a plot of 900-1000 sq. ft. at $1400-$1500 (in city) then it is not a bad deal.
