We recently moved to Yorba Linda (other side of the river) and its a great area.

The benefit of Anaheim Hills over Yorba Linda is that you are within City of Anaheim limits and get all the big city services. Anaheim has its own fire department, police department, and public utilities company (Yorba Linda uses the Brea Police Dept and Orange County Fire). We were in your shoes about 6 mos ago and moved to Yorba Linda because we found a house we fell in love with. From a purely services standpoint Anaheim Hills has higher quality dedicated city services.

From a pure quality of life perspective, it is unbelievable how amazing this area is. For the short time we have been down here we have enjoyed it thoroughly!

I know, I'm thrilled about the lifestyle and the area in general. I considered Yorba Linda, but I ruled it out precisely for the reasons you mentioned.

I grew up in Anaheim when Anaheim Hills was just Hills. My Mother lives in Anaheim Hills in a quiet single family home development. She and my step-father are quite happy there. But there are HOA dues to pay and in some newer areas there may also be Mello-Roos fees to contend with as well.

Great amenities, decent schools, some spectacular vistas and the tax revenue the city gets from Disneyland and all of the associated hotels is substantial, which helps keep the city financially viable - to a point anyway...

One could do a lot worse in Orange County.
Good review!

Anaheim Hills really is pretty much a separate city from flatlands Anaheim. (Take a look at where most of the powers-that-be of Anaheim live. It's not at Brookhurst and Ball.) Even Code Enforcement operates differently in Anaheim Hills. The only reason it isn't separate, IMO, is the tax revenue that is generated by sports and tourism. They can't afford NOT to be a part of Anaheim.

We found a home that we like on S. Creekview Ln; views of the canyon! I was expecting AH to be more expensive: a bit over $730,000 actually seems really reasonable.

Had to Google that...I guess that wouldn't be a HUGE problem.

Watch out for the Mello Roos tax!

Anaheim Hills is a very nice area of Orange County. My extended family had lived there growing up.

One more thing: Anaheim Public Utilities (which supplies the city's electricity and water) is owned by the city and is not-for-profit. Their rates are some of the lowest in the entire state.

Jake_1970, My husband and I are considering a move to Ananheim Hills in June. We have 2 boys 8 & 12. Our budget is less than yours, $550,000 range. Do you have any recomendations for us. It seems to me we are interested in the same family-friendly community. Thank you! K
