Thank you so kindly for the great info! My apologies for the delayed response. My fiancé thinks SC seems too sleepy and wants to live in La Jolla, which I've heard described as Beverly Hills South (barf). Is SC good for families in that there is a social life, mom/tot groups etc? Are people open to meeting new people, ie can we meet friends? The thought of BH South sounds awful to me, but am I wrong on La Jolla? Is it good for families too?

The coastal area of San Clemente is like most beach towns, a eclectic mix of families (Hispanic and white), young singles, older retirees and everything in between. Many people think of it as "riff-raff". I like "eclectic". The local elementary schools vary drastically depending upon which neighborhood you are from. The southern end school is less hispanic and the inland schools are more "white". My kids went to the mostly hispanic school and did just fine . They have an immersion language program and I drove my kids from out of town to be in that program.

If you want a coastal vibe within walking distance of some cafes, restaurants and beach, downtown is the place to be. The quiet neighborhoods inland of the freeway are just that...quiet. Many of the inland housing tracts have suffered from the economic depression and you can find big houses for great prices but the beach area is still the best.
