My wife are looking for a community with low air pollution, safety, and GREAT schools.

Would like to commute from Irvine to Redlands, CA. How long would this commute take? I expect to leave at 6:30 AM from Irvine.

Also, could anyone describe the Lake Forest community with regard to low air pollution, safety, and GREAT schools?

Thank you

I can comment on the commute. My step dad currently commutes from Aliso Viejo to Rialto. If he takes the toll roads, it costs about $10/day and takes between 45 minutes and an hour. Without the toll road it takes an hour and a half or longer.

Lake Forest is right next to Irvine, so I'm guessing the air quality is about the same. I'd recommend Aliso Viejo, great school, very safe, really family friendly, and the air quality seems really good to me. Also close access to 133, so if you're going to take the toll road to work, it's easy to get to.

V. =)

Baker Ranch is a nice area in lake forest, with no mello Roos taxes, so the savings can be up to $500 a month. The homes are about 10% cheaper too. Good schools. Santa margarita less expensive also. Most all of the areas between irvine and mission viejo have excellent schools. Aliso Viejo is a few miles closer to the ocean, so the ocean breeze is appreciated as far as local smog . It's not too bad anywhere here. Laguna Beach is a nice smaller town with cleaner air. Good schools. Beautiful place to live life.

Lake Forest, although next to Irvine is also close to the mountains also or most part of Lake Forest is on the hills so the air is fresher than Irvine.
