How is the area around Alicia and Muirlands? I have a sort of unfavorable opinion, but only really know the area from shopping at the Target over there. Just wondering if it's considered a "good" area.

Based on school performance alone, that neighborhood seems pretty good. Two of the three schools are 9 out of 10 and one is an 8 out of 10.

I also did a view random drive bys using Google Maps street view. Everything looked clean and well maintained.

Thanks! I just looked again, and the house is actually closer to Los Alisos on Muirlands, I'll have to go street view that.

Most of the homes South of the tracks (except for the plant streets directly Southeast of Los Alisos & Muirlands) are the early seventies Aegean Hills development, which was not a Mission Viejo Company development. You can find huge homes in the section behind the Gemco/Target, off Charlinda, Maximus, Spartan, etc. The parts South of Muirlands towards Los Alisos can get a bit absentee ownerish rental.

Personal preference: I'd prefer the Greek streets behind Target, both South and North of Muirlands and East of Alicia.

There's nothing wrong with the area, but homes in that area (south of the railroad right of way down to the 405 Freeway) do not have access to the 124 acre Lake Mission Viejo. Nor do they pay the approx. $19 per month association fee for use of the lake.

One of my elementary school friends lived in that neighborhood. (We went to Del Cerro Elementary School.) Her house was huge! A "conversation pit" with fireplace off the dining room (in addition to the typical living and family rooms), two downstairs bedrooms, three or four upstairs bedrooms. I think she may have had a three-car garage too, because I recall that part of her garage was converted into a gym. I haven't been to that area in ages and don't know if it looks dated now.

The area closer to Los Alisos is a little more run down, I think.

Aegean Hills homes have base floorplans ranging to about 3,100sf or 3,200sf before room additions. They were built by Deane Brothers who built several tracts in Orange County including in Lake Forest and Huntington Beach. They were pretty progressive for their time with conversation pits, garden windows, etc.

I remember as a teenager in Garden Grove visiting the model homes with my parents back in the mid to late 1960s. There was very little development down here at that time.

That was a long time ago lol.

Edit to this post. I may be mistaken about Aegean hills being built by Deane Brothers. The correct builder looks Alscot Development. Sorry bout that.

Ahhh, so they're Deane homes, just like their cousins at Chrisanta and La Paz. Deane Bros liked to build big homes back then. Those mid-sixties original sections of MV are some of my favorites.
