South OC in general is very safe. I have heard there are parts of San Juan Capistrano that are pretty "beat down" with gang problems, but I don't have firsthand knowledge of this. I do know several parts of SJC are very safe. And beyond that "tidbit," I have always thought of south OC as a safe, family-friendly region. Good luck to you!

Irvine is probably as safe as you will get, unless you can afford some of the higher rent places in Newport (away from the pier/Balboa part of Newport) meaning PCH and Jamboree-ish through CdM to Newport Coast.

Oh and not north Irvine... too much traffic from Tustin and points north coming down on Culver.

Why did you use the word 'extreme'????? Do you think somebody is going to attack you as you push your stroller down a sidwalk in Mission Viejo? The towns you have 'checked' are family-safe but you will have to learn how to lock your doors, etc..

Unless you live close to D.C., you are most likely in a rural area with sparse population....this is not the case for southern California cities near the beach, therefore, anything will be higher---crime, traffic, lines in stores, etc.

Quit stressing........these are all decent family areas.......
