No wonder I moved. It kills me to see all the vast open space of my youth covered in earth tone colored stucco monstrosities that all look alike.

^^^ And the traffic... There's traffic here, but there are also alternative routing options. Lots of them.

And the 5 south of the El Toro Y. I was on that southbound today at 3:45, around El Toro Road and it was already slowing up.

People already in the area who want a new house, will probably move in first. That should free up some of the older homes - and maybe that will allow lower end new buyers to stay in Orange County? Instead of considering Riverside County?

The "vast open space" in Orange County is definitely in danger, but maybe Riverside County can stay the size it is, at least a little bit longer, if there's more housing closer to the coast.

That's really what the point of my thread was.....the buyers, who is going to buy the homes - especially with all the inventory, shadow inventory, foreclosures, etc.
