I manage an apartment complex and a tenant has moved, but left their inoperable vehicle in the guest parking area. Do you guys know what the protocol is with regards to getting this vehicle towed? Do I have to leave a notice for a certain period of time or can I just call a tow truck today to come and tow it? I have tried to reach the owner of the car, but am not getting any luck. The apartments are in Santa Ana. Any advice or inputs would be much appreciated.

Doesn't your complex have a posted towing policy? I say if they don't live there any more, they have no right to leave their car on private property. Tow it.

No it doesn't have a towing policy posted. That's a good idea though. I will look into getting one posted. Do you think I have to have a policy posted in order to tow the vehicle? Do I also need to somehow prove that the vehicle has been sitting there for a period of time before towing it? I just want to make sure I have everything covered before I call the tow company.

Well most cities will tow a car from public streets that hasn't been moved in 3 days. If it makes you feel better, you could print up a notice, stick it to their windshield, and tow it 3 days later.

Does the lease agreement have anything about unauthorized cars and towing?

On the sign you need to cite the Vehicle Code that pertains: CVC 22658(A). You also need to include the name and non-emergency phone number of the local LE.

I've had many vehicles towed off private property in my day. It's called a PPI (Private Party Impound)

I just recently took over managing this property so I'll have to look at the lease agreement. I think in the interim I will go with the notice on the windshield route. Thanks for the feedback.

Call a good towing company and they will be able to tell you pretty much all you need to know. They are ahppy to help you becasue they want your business.

Personally, I really dislike bluebird towing. I would recommend you try elsewhere, but it is up to you.
