Can anyone tell me why there are so many HOAs and seemingly so few "independent" homes in SoCal? Here in the Phoenix area they're pretty rare.
Thanks.

South OC is the land of planned communities. That means an HOA to make sure everyone maintains the exact right shade of beige on their home. If you don't want an HOA, there's plenty of such homes north of the 55.

California is the land of the globalist agenda and HOA's are part of the agenda 21 plan. It removed true ownership and imposes control and people are fooled into paying for this. I would never purchase a HOA property and I will never purchase a property in California again.

Is the situation the same in North County (San Diego)?

Because over the past 30 or so years, people have been able to correlate well kept neighborhoods with stable housing prices.

How many people like HOAs?

About 54.6 million people do.

"these organizations were practically unheard of in 1960, but today some 54.6 million people in the United States United States live in various neighborhood associations. That figure continues to rise each year "
and
"Our data indicate that houses in HOAs in Northern Virginia are worth, on average, more than 5 percent more than similar houses in the same neighborhood but outside of HOAs. Given those large advantages, it is not surprising that HOAs are growing rapidly.

We have shown that HOAs increase house value"

A lot of people don't mind being forced to cut their lawn every week or two or being prevented from parking their boat with blue plastic tarp in their driveway for the benefit of not living next door to some sh*thead who parks his cars on his lawn, erects 69 foot ham radio antenna, or paints his house every 40 years polka dot purple.

I would never live in a community that didn't have a strong, established, HOA.

Yes, I want people telling me what color house I can have.
Yes, I want people telling me that my grass is too long.
Yes, I want people telling me I can't put a 100 foot ham radio antenna in my back yard.
Yes, I want people telling me I can't park my boat with the blue tarp on it in my front yard.
Yes, I want people telling me I can't park an RV on the side of my house.
Yes, I want people telling me I can't leave my garage door open.
Yes, I want people telling me my trashcans can't be visible from the street or by the neighbors.

The bottom line is, with no HOA a homeowner risks living next door to someone who simply doesn't care. All it takes is one guy who parks his car on the lawn or has a sofa on the porch or keeps a blue tarp boat in the front yard to lower the values of all the homes in the neighborhood. HOA's in general, protect homeowners from these property lowering situations.

This is the one I've never been able to understand.

Anyway, my neighbor and I both ripped up our front lawns. I planted fruit trees and they planted a victory garden, both of us taking advantage of the amazingly fecund soil of this former agricultural valley. Good thing for us there were no Mrs. Kravitz neighbors to turn us into the nonexistent HOA for violating the CC&Rs that aren't there.

I think I'll go open my garage door so the garage fridge can have cooler air.

I think there are some, but not as many. There's a lot of new development in north sd county so you can expect to see at least some hoa's.

Charles living on a military base would be less restrictive.

No... I don't want people telling me what color house I can have.

Ok... I want people telling me my trashcans can't be visible from the street or by the neighbors.
(The city of Denver tells us this... )

I think neighbors should talk more and keep each others in check. But of course that would go against the "drive in, close the garage door behind you" world of anti-social neighbors in SoCal.

Err, most of the county is not under HOAs. Only newer developments will have HOAs(80s and 90s or later) and much of the county was built before they came around.

I think I'll crank my music until 1dB below distortion for that "concert sound" while I wax one of my boats on the front lawn.
