It's next to niguel golf course and every house around it is twice size and $1.5m; one of oldest Laguna hoods; not dirt cheap.

Yes it's 2100sq ft; no grass; and no double vaulted McMansion ceiling; I will save on AC as u
Can never cool those double ceilings and landscaping.

I just want a classic California ranch / split level like Brady bunch house in safe neighborhood; I have 3 collector cars and can't go ghetto
Oh, ok. I wouldn’t rush into buying anything without first renting in Orange County for at least a few months to get the feel of the place.
I suspect that you may find what you want in either Laguna Niguel, Dana Point, Mission Viejo, San Juan Capistrano, or maybe even Laguna Hills, or Lake Forest.
I like Nellie Gai Ranch in Laguna Hills. It all depends upon your budget. This Nellie Gail Ranch home is nice and recently sold for 1,325,000:
27151 HIDDEN TRAIL Rd, Laguna Hills, CA 92653 | MLS# S695012

North County is certainly another option since you don’t need to be in a beach city.

For six months, I wouldn't bother with renting a house. There are plenty of short-term apartment rentals throughout South County.

Rents are highest in Newport Beach and Irvine, so you can try nearby cities if you don't want to pay top fees for nothing; especially if just for a few months.

BTW, there is nothing special about being in an Irvine Co. apartment.

Six months is about the average lifespan of a MARRIAGE in Orange County.

Speaking of San Clemente, there's a NY style pizza place there: Sonny's. Owned by the Genovese family from NYC.

It's good too. My wife's water broke there, and she just kept eating like nothing happened.
