OP, you might want to consider Costa Mesa as well. Not too expensive, much nicer than GG or Westminster and much more variety of things to do.

Grew up there, bias sure, but way better than GG, and close to NB for the beach! Just try and avoid the west side of Costa Mesa, looks and feels like grittier parts of Santa Ana.

So are the Eastern and Southern edges of Costa Mesa more desirable?

Northwest is great, around the country club and Estancia High School. Lots of very desirable homes on decent-sized lots.

It's more like "west-central" (Victoria Ave west of Harbor) that isn't so great. But it's not dangerous; just not very pretty.

I did a search and am not getting those results at all.

Just drive around you will see the change. Focus on the South Coast Metro part, very good freeway access, and east side of town. Mesa Verde is very nice.

That part of Costa mesa is not so nice now. But in 10 years, that neighborhood is going to get a lot a lot better. I see a lot of potential in that area (it's a very small area and can change quickly). There is no way it's going to stay gritty when all the areas surrounding it are nice. Did I mention it's close to the beach? If I had money to invest, this would be it.

I grew up in CM and it's always been that way on the West side, don't hold your breath. Those homes were built after WWII they are small, small, with huge lots, not what most want these days.
