I know, I was just showing the OP that there are parts of Anaheim that look just like Ladera Ranch ad RSM. Pretty much all of Anaheim Hills looks similar to those cities. Anaheim Hills is still part of Anaheim, its not its own city.

but how much do you pay in HOAs? and Mello Roos? and how big your lot area?

living in south oc is good if you are raising kids because they have better schools. other than that, i'll take north oc anytime. more food to choose from, not only the usual steak, burgers and salad and more entertainment.

South OC is not just for families with kids. As an example, the neighborhood I live in has mostly middle aged couples or older. Some have kids, but not very many. I am told that when the area was built that were far more kids.

HOA is $55/mo. For that we get nice landscaping, free year-round community pools, tennis courts, parks, and lake membership. Seems like a deal to me. I do have kids and we use all those things.

Mello Roos, yeah, we have those too. They will expire in 2017. I wouldn't know the exact amount unless I had the bill in front of me but our total property tax is about $3500/year.

I don't know our lot size. It is smallish but big enough for us. In the current drought, I wouldn't want to be watering even more area. We have small lawns front and back, a decent sized covered patio in back, a long planter with fruit trees, and three 10x6' raised beds for vegetables.

We don't eat out much or go out much for entertainment (by choice, not because there is not much available). South OC suits us well. As I said...different strokes.

$3500 isn't that bad for your area we paid over 2k by Parker CO I didn't know you guys were Mello Roos my buddy moved to Corona to avoid it, but now kinda wishes he paid it for better neighborhood

if you don't have kids going to school or even if you do but not very particular with the school, Anaheim is fine.


there is more variety in North OC than South OC. houses are bigger, roads are wider. parks are just the same with the exception of the trails in South OC.


and with Anaheim being the home of Disney and the related industry, it has a lot of money to improve its parks and amenities without requiring its residents to pay up.


they don't even need a decent shopping center to cater to the tourists and their residents

If the address is in RSM, you can look it up on this map. RANCHO SANTA MARGARITA,CA CommunityView&#8482 - Powered By Digital Map Products . Otherwise, maybe you can call your association or look it up online, and see if they have a link.
