me and my girlfriend are planning on moving to the orange county/ san diego area from washington state. i have college in carlsbad and dont mind taking a 30min to hour comute everyday, my girlfriend has a class 1 day a week in la and doesnt mind about the commute as it is only 1 day a week. We are currently saving and plan on moving down in august.

Were are looking for a safe community
Affordable (max we can afford for rent is $1200)
2 dogs
plan on living down there for 16 months.
we have been looking around san clemente and around oceanside

any opinions on a place? advice? Thanks

dunno about san clemente or oceanside, but costa mesa is a nice middle point that will be affordable. there is a good apt complex on harbor blvd and merrimac in costa mesa that is at your price range.

For Carlsbad, look into areas like Solana Beach or San Marcos if you can't find anything in Carlsbad. For your wife's situation though, look in San Juan Capistrano, Aliso Viejo, Mission Viejo, Irvine, or Lake Forrest. I hope you find something great!

Try Huntington Beach, it is OC's most affordable beach community for middle income families. South OC has a lot of complexes that will meet your needs. I know you might not have even considered this, but a small condo in south county would be a good option. Putting your money into rent (which is real estate that will never appreciate in your favor) isnt good, especially in OC. The market is low right now, so deals are hot. It will rebound (it has the last 4 times it has been down) and that is when OC residents find themselves raking in the profits of their wise purchases.

San Juan Capistrano, Dana Point are good south county locations. But $1200 a month rent is going to be tight and with 2 dogs, probably a 1 bedroom. If you go a little further inland, but close to the 5/405 fwy you may be able to find something in Mission Viejo, Lake Forest, Laguna Hills.
