A home isnt as important as location. Buy a condo in Tustin, sit on it, do major remodels, and sell it when the market rebounds. That is the best route for you.

She has kids though. I think having a stable home, not one being torn to pieces in a remodel is important for a kid. Imagine how bad it is for a kid being in a condo and eating in the bedroom while the kitchen gets redone, trying to do homework when you can hear the TV in the other room, not having a backyard, and not living in a neighborhood with other kids (condos tend to have more singles/ couples w/out kids) is. If she wants to do the best for her kids, she should live in a place where they can at least get a single family home, even if it is small.

There are a lot of places in between Tustin and Temecula. My brother wants to move here, and thought about Temecula as well, but I'm swaying him closer to where he'll work. [MOD CUT]. They are not as large as in Temecula, but the weather, income potential, commute, and lifestyle is great. Just a thought.

Going to a school in Temecula (most of which have major gang problems) or living in a home there (where neighborhoods are basically destroyed after 3 or so years) is not good for children either. Temecula schools are rough, Tustin's arent. Safety and location should always come before the physical structure.

You are so right! I didnt know that Temecula schools were that bad. I am a little confused because I logged on to this website www.schoolmatters.com and I compared the two cities and basically Temecula school systems seem better. So now I guess I am doubting the accuracy!

Greatschools.net gives a good idea about schools. I overjudged, Temecula isn't all bad...if the area is less than 2 years old. But in the IE, as we all know, after 5 years when a neighborhood is built, it starts going downhill, 10 years, the homes start crumbling, and the schools take on inner city characteristics, and after 20 years, it is basically a gang infested place. We see it with every community in the IE (with some exceptions). Try to stay in schools with a rating of 8 or better.

With 2 boys in High School I can tell you that every high school has issues, no matter where you go, even private schools.
In the OC my boys went to rancho alamitos played sports as well, and they had to deal with the SWAT Gang Detail every single day, kids getting jumped, stabbings, you name it.. lots of drugs even....day after day..
Noe since we have moved to the IEo they dont have the lock down policy issues, no drugs exchanges on campus, no stabbings, really have no issues with gangs, the school they attend is very into education and sports... and the education I have to say is far better then OC.
So this is just my opinion because of what I hear and see at the new school vs the old school.

We live in Wildomar, kids attend Elsinore.
Now years ago they had issues but those kids have long since graduated and there have been no issues that we have heard about, and our kids would have said something to us, they are not the quiet shy go with the flow type of kids.
