My parents cannot afford to live in OC on their fixed income but we are going to be living there, so I was hoping to learn about decent places they could afford within a couple of hours of OC. By affordable I mean like 55+ mobile home parks with <$1,000 leases.

To my knowledge there is Palm Desert and Hemet, possibly Twin Peaks. Thanks!

Try places in Ventura and in San Diego County, e.g. Fallbrook, Escondido or Valley Center California. You mentioned the IE, but there is also the Antelope Valley and into Tehachapi, etc.

Are they looking to buy or rent? Is Leisure World in Seal Beach and Laguna Woods too pricey for them?

Thanks for the suggestions.

Laguna Woods is too expensive. It requires an additionl $100k in assets beyond the value of the home (for buying at least). They need to get down closer to the $1,200 month rental. Both are disabled and buying wouldn't make much sense at this stage.

You may want to check out Leisure World in Seal Beach. My mother-in-law lives there and she has no where near $100k in assets. She did buy a condo but it was less than $100k so I don't think rents are as high as Laguna Woods either. She loves it there.

I remember when Leisure World was around $75k (way under $100k) back when I was single and wanted to buy. This was during...2003? I think it's over $100k now for even a 1 bed .
