BTW, condos/townhouses are, of course, selling in South OC. So, obviously, there are many who think it is worth it to pay HOA fees to live here in one. It's that very demand that is causing South OC condo prices to rise.
In So OC there are fewer, but they do exist. Unfortunately the majority also have HOA's.

It really comes down to what a person wants and can afford. Many like Condo's and Townhouses because they have no yard work, etc. I am not there yet.

Do a Zillow or Trulia search. They pop up occasionally, but most also have HOA's and yes they are $500,000 to $600,000.00. The only under $500,000.00 are foreclosures needing work.

The first one was a an age restricted unit in San Clemente. The second one was outside of South OC. The third one was in RSM.

don't despair, the GOP may pass tax reform disallowing state/local taxes from being deducted in federal income tax.


it might effect the value of houses in CA or other states with income tax. who knows, it may halve house prices.

None of those are from $450K-$500K. Besides, this whole discussion is moving far afield away from this:

I don't disagree. The problem is there are only going to be ten (10) units available for $350,000.00

Millennials think themselves to be eminently important...and interesting (they aren't as a group). Most only have youth going for themselves and obviously sexual attractiveness, but that fades as they as learning.

So don't worry new member, we are not engaging in that exercise and many of us have plenty of millennials as friends.

As an RSM resident, I found this hilarious.

The only thing worse than being old or out of South OC, is being in RSM.
