Have no idea if discussing property managers by name is OK or not on these forums. I don't want to get in trouble.

I am a single guy gen X moving over there ASAP from Phoenix.

What are the advantages and disadvantages of various property managers, such as The Irvine Company?

I can live anywhere between La Jolla and Huntington Beach. The above post on Huntington Beach was good.

Are there any companies that have horrible reputations that should be avoided?

I hate renting with the high rates, but must escape the slums of places like Phoenix, where everyone is stoned or high, and nobody wants to advance their career. I grew up on the west coast and lived in several desert cities. I'm going back and will never, ever, live in the desert again. And, for the record, Temecula can work for me if OC doesn't, and did you know that it is not classified as a desert? So western Riverside county meets my climatic criteria. Desert areas are impoverished in the USA, for unknown reasons. I'll save that discussion for new friends in Irvine.LOL!

Advantage: you get well maintained new facilities.

Yes indeed ! I see ICAC units averaging 1800, compared to 1500 for the other companies in south OC. Prices valid for a 1 bedroom.

1500 isn't bad for the west coast, but it is horrible compared to Minnesota or upstate NY.

once lived in a 100+ unit apartment in Anaheim and the property manager has something like 6 staffs to manage the complex. it was always spick and span. all rules like no skating, biking, noise were strictly enforced. they painted the apartment like every other year
