Hello. Is Irvine the only city in OC that has high pricing houses because of schools? Is Tustin the same? Are the Tustin schools rated as well as Irvine schools? I read something in another post that Irvine and Tustin both have crazy high housing prices. Wish I could find the post.

Orange County has high housing prices in general. My zip code is way down in the bottom third in terms of price in OC, and the average listing is still over $600K.

Many cities in OC have highly ranked schools. Irvine schools generally have a slightly higher ranking than Tustin, but as this article shows, there are great schools all over the place. 33 O.C. schools ranked highly in U.S. list - The Orange County Register

High prices because people want to live there for a variety of reasons and schools are on of them. Simple supply and demand in a popular area.

We have a rental in Fountain Valley and when I interview tenants the schools in the area are one of the top reasons people want to rent the house.

When I look for houses in Orange County I've noticed that pretty much only Santa Ana has really bad school rating. Even very rough looking neighborhoods from say Westminster have 9s and 10s.

Still, in expensive areas class sizes of 35+ are not uncommon. Classes that size are never good so I don't get the hype.
