We got nailed with a 10K assessment in 2007. One this year for $1500. HOA is only $205 but it would be cheaper all around in a stand alone home.

We've been hit with special assessments. Extra 150 a month is still cheaper than what I would pay on a stand alone home.

Have never had a special assessment... If you do, your Board isn't planning correctly..

Who knew?
30 year roofs on homes built in 1972. HOA never saved toward replacement roofs even thou they knew the shelf life.

Default Can my HOA charge 2 HOA fees / 1 for owner & 1 for tenant???

I was a single mom with my daughter. Struggling, but never missed a payment and never late, not once. Eventually I had to sell my beloved home, the association fee went up 30% when I couldn't sell my home I found renters, they were good tenants and really took care of the place. The HOA decided to charge both me and them full association fees?? Is this normal? I now live in another state and they know I do not use the amenities. They just said they could do that. They told me that they don't want to take the chance of an owner and renter using the pool and such. This seems illegal to me. Can they just decide to do that. Can anyone give me info on this? Thank you

Renters NEVER pay HOA's, owners do.

(the owner may be using a portion of the rent they collect to pay the HOA's, but renters NEVER pay them)

I'm certainly no expert on this, but from what I've read, in California it depends upon the amount of money owed to the HOA:

Avoiding Foreclosure
The simplest way to avoid a homeowners association foreclosure for defaulted fees is to pay the fees in arrears. In California, for example, HOA foreclosure actions are canceled once you pay your defaulted fees. California HOAs also can't foreclose on your home until you owe at least $1,800 or you're at least 12 months behind on your fees, as of August 2012. State laws regulating just when HOAs can foreclose vary widely.
