Love your site and the music. The one thing we miss about CA is the beaches. I grew up body surfing at Newport and when it was not too big The Wedge but it was not enough to stop us from the American dream, a home with no mortgage and 2 beautiful grand daughters.

You're not going to get laughed at. But your options would not be easy to find in the more desireable areas. You'd have to look more on the outskirts or further inlands borderline to the OC. I know someone who bought a beautiful new spanish style house, 2500 sqft, in Ranch Coucamonga (or however you spell it) for $350,000.

However, keep in mind that even if there's a recession, prices wont start dropping dramatically. You'll just have more houses available and rates go down somewhat but no huge dips.

Hmm... I think that you MAY even find something the farthest south of San Juan Capistrano for that rate since your demand of sqft is quite small.
Santa Ana is being made up and is becoming quite cosy and pleasant compared to a few years ago. Its changed a lot. You may find something there for your budget. Tustin is another possible option. Both are within OC borderlines.
