I have heard alot of bad things about...
Santa Ana but I have heard there are good areas of santa ana. Does any one know theses zip codes (good area), this way it would be easier for me to sort out the bad areas when looking for homes online!

Amid Santa Ana's bustle, fanciful Floral Park - Los Angeles Times
That's the only decent part of Santa Ana. The bad part is that its still in Santa Ana's school district. With the exception of Floral Park, Santa Ana is a city of, by, and for, illegals. There's plenty of nice neighborhoods out there that aren't in Santa Ana so why bother with Santa Ana?

Well I really want a single family home and it seems all other areas in my price range 400k offer town homes, so I just wanted to check out what the good part of santa ana offers. Now is the main place mall santa ana? I have been in that area and it seemed pretty nice...

mainplace area is santa ana/orange

If you're looking for a house in the 400k range, don't look in Santa Ana. The part I linked to and the 92705 part (most of which isn't Santa Ana: its unincorporated and just has a SA mailing address) are far from cheap. Simply put: There's no good, cheap part of Santa Ana.

Once again I will ask if one could not live in Santa Ana, but rent or purchase (when the market goes down as far as it will go) warehouse space for music rehearsal and/or production Eg: Recording Studio...one can still have a good time operating a business with the cheap warehouse space...this idea was conveyed to me...

Well what is your price range for rent/purchase and do you need to be near a certain place for work? We would be glad to help you find a desirable place to live. I would rather live in a condo or townhouse in a nice and clean area over a single family home in a run down area.

Well we would be first time home buyers, at a annual income of 100,000 what would you think we can afford? I was thinking around 400k. I also agree with you 100% about having a town house over a single family in a run down area. Although, I would be thrilled if I could find one!  Is it true that your mortgage should be 1/4 of your income?
