Hi Guys
I am european looking to purchase a house in San Clemente. Having traveled in the O.C in recent years I have found out that San Clemente seams like the best deal if you want a decent house with a view, and since prices has dropped it looks like 650-750k$ will get you something now that would have been 1.000.000 2-3 years ago or am i wrong here? Well what i like to know is your comment in good bad areas, I am not that intersted with senior communities or areas with hight chrime, I did also notice the golf area teliga i believe the name was, that seams a little to far inland. Could you please tell me what areas you like, Capistrano beachs seams ok but that is'nt really the real san clemente and what about the areas that are boardered with teh marine base by san onofre, that areas semas nice? Also what are the best webpage for browsing properties for sale and or foreclusures? Any help is highly apriciated and valued. Thank you so much in advance. rgds from Denmark :O) thomas |

I think you are wrong. Whether the real estate market is bad in many areas in the U.S. it has not necessarily declined at all on the coastal areas. In fact, I read recently that in beach areas, and 'rich' areas (ex Beverly Hills) prices still keep increasing.
Forget about your dreams of finding a house with a view anywhere in the coastal areas for around $600k in California. Maybe a shack that needs some work! You can find rates around that mark or even lower in Florida, because they have so many tornados ruining the properties there people avoid the place. |

Wouldn't it be easier for you to buy something on the coast of southern Spain? It is a lot closer to Denmark.

Yes, San Clemente has dropped off as has Huntington Beach. They are the two exceptions to the "beach" rule. A house in San Clementes Talega would have been worth a $1,000,000 pricetag 2 years ago, but today they would be lucky to get $749K and that is because of how far it is to central county. Huntington Beach has dropped off because it really isnt a desirable beach city as far as beach cities go.
Anaheim Hills, Rossmoor, and most beach cities have all retained their values pretty well. |

I own a home in South West San Clemente and like many we have reduced our house considerably due to the market. I don't know that I can say that houses in the 650-750,000 price range would have typically sold for 1 mill+ before the market took a turn, but I do think you can find great buys out there. We have a 2 bedroom 2 bath home in South West San Clemente. It's a few blocks from the beach and downtown and on a great street! It's been totally remodeled as well. Our home is currently on the market for $749,000. Before the market turned, I believe our house would have sold for around $850,000. San Clemente homes will hold their value pretty good due to the fact that it is a coastal community and such a great place to live. If you want to check out our home I can send you the link.
