1) It's an internet forum and 2) for Finper, I certainly am. She needs all the help she can get. Her misspelling of debt is not a typo since she spelled it the same way in the post I linked previously.

Thank you! Yeah Garden Grove is too rugged for my taste (living wise, I love eating at hole in the walls though). I've been spoiled where I live now in terms of aesthetics. I'll also check out Laguna and Newport too, although I think I'd be priced out... well maybe Laguna Hills would be reachable for me. It doesn't have to be too asian, even 10% is fine.

Yeah the mortgage rates are definitely helping the market. I noticed the delinquency rate and underwater rate is well below the national average, so if the next recession does happen sooner than later, probably won't get impacted as much. Very good information, thank you!

Depends on how much rain we get. Some years it stays on the brown side all year. The most greenest time is spring March April May. By June it starts to turn brown again. Last spring we had a lot of rain so there was a poppy flower super bloom. That was really cool until the traffic jams started to the poppy fields. Dec Jan is our "winter". It gets dark early and is the most cold and rainiest.

Oh ok, good to know! Is Dec/Jan guaranteed to be brown? Also as far as rain goes, if we spend a week, do you think it would rain the majority of the time? I know you can't predict weather, but just your guess based on history, Thanks again for your help!

Yes Dec Jan will be brown on the hills. There will be green on grass and trees though. Lots of places now have desert landscape and that doesn't turn brown either. Ca is not Florida so it doesn’t rain nearly that much. We’ve had long droughts with barely rain and years with lots. So far this fall not much rain at all.
