I would definitely recommend Marblehead over Talega. There is no Mello Roos in Marblehead, you can get more home for your money, and the weather is generally a little cooler than Talega. Marblehead is also closer to the main beach, downtown San Clemente, and the freeway.

She's right, folks. Stay away from Talega. Marblehead, on the other hand, is excellent. Just stay away from the 92673 zip code. Unless, of course, you're a complete step-ford wife and/or a flaming gay guy (not that there is anything wrong with that). San Clemente is meant to be experienced living at the beach. Peace, forum. I found out the schools in San Clemente are not as good. Is this the reason why the housing prices are lower?

I live in the TStreet area. I LOVE it!! This is where people come on their days off Some others said it before, but if you want the real quintessential, quaint Southern California Beach Town, go to southwest San Clemente. Talega has HOAs over $400 a month plus mello roos, so you'll want to factor that in when you compare prices. If it's in your budget, I would seriously consider the custom areas of south san clemente, especially southwest san clemente. If you're looking for a condo, Presidential Heights is a very nice development with low HOAs and no mello roos. Some have spectacular ocean views. Good luck!

My husband will be starting a new job in San Clemente in Feb. is 130,000 enough to live on there? I know I am in for major culture shock, we currently live on 2 acres with chickens in Northern CA. Also what about schools worried its all gangs, or spoiled brats. We have one going into middle school and 2 in elementary.
