You DO need to be a permanent resident to buy real estate in California if you are financing the purchase. No bank will finance your purchase if you`re not. You`ll need to have a valid social security number...but you cannot get one unless you`re a permanent resident (Green Card).
If you pay cash for the purchase you still have to consider that as a foreign national you could only stay up to 3 months in the US as a turist...which makes managing your property very hard!
Most escrow companies have NO experience in dealing with ppl out of the country like you and they will go ahead and close the deal if you pay cash.....however, you being subjected to US immigration laws is not their business!
Ppl here will take your money in a heart beat but you enjoying full rights over the property is a different story!

You can finance and not be a resident, but it requires about 40% down or more!

I am of Swedish and English heritage, but I'm Californian. Discuss this with bank lenders instead of just 3rd party lenders. I got the information from Loan Link. I'm sure Prospect Mortgage, Wells Fargo, or BofA will be able to get info to you faster and through fewer hands

Hi i can tell for sure as im from the UK originally but live in Florida now that you do not need a green card to buy property here in Florida. elsewhere i wouldnt like to speculate but i would highly doubt it.
