Default Mission Viejo Housing...

Hey everybody, how are you doing?
I'm going to be relocating to SoCal next year and the approximate annual income will be $75,000-$100,000/yr; I am also considering the I.E. due to lower housing costs. Employment could/potentially be at March AFB and I would love to live in Mission Viejo-mainly because I lived their in the late 1980's and loved it-would be a "returning home" feeling. But my main concern is the housing issue. Does anyone have any information on the expected house would/could be priced at? I would be looking for a 1600sf+, 4 bd, 1+ bath home. I have 3 kids to consider as well.

All thoughts/input is welcome and appreciated.

There are ten other homes meeting your needs in the $400k range. After that, there are plenty of homes to choose from that are $500k plus. So you are looking at $400k+ to get this type of house you want. They will be older ones no doubt at the bottom.

Homes in with those amenities range anywhere from $400k-$600k. The average price is about $525k Just depends on all the other details you want, lot size, garage, design, etc. You could put an offer on a short sale and in just about a year your deal would be finalized (just kidding)

Just ran a comparision for another client and pricing for 2000 sq. ft 4 bed/3 car garage have actually inched up since Jan. Interesting, list to sale price ratio has reduced from 82% to 93% meaning in Jan, sellers were negotiating down about 18% from the list price, today that is more like 7%. In addition, Days on the market were over a 100, now they are averaging about 57 days.

Seems like quite a drive, almost 60 miles, one way. One to two hours one way in traffic?

Yep, and that's probably a conservative estimate. That is the worst commute in the world.

No offense, I was researching other locations like Canyon Lake due to its location to March AFB. Any thoughts? Wouldn't the commute to March AFB be a little less time consuming compared to LA AFB due to the fact that it's in the I.E.?
