Default Buying a House in Buena Park, CA

I am planning to buy this house in Buena Park, CA. The address is 6577 Via Gancho Circle, BP. Once you go out Via Arroyo, you will see Holder St. and on the entrace is the baseball/ softball field of Cypress College. I'm paying 440,000 with this house. Is this a safe area and a nice one. Also, this is a 1956 house but it has been remodeled. What I like with this house is that it has a large backyard which we cannot see now with new houses. Any idea regarding this will be appreciated especially regarding the area.

buena park in general is NOT a good town to live in....cypress is waaay better if you want to buy in that area...good luck!

Only you can decide if it's a good deal for you or not. If you like it, can afford it,are planning to live in it for awhile, and don't really care if it goes up or down in value in the near term, go for it.

The current owner purchased it as an REO (lender owned property) for $370,000 3 months ago (list price was $354,900) and it looks like he refurbished it. Looking at the interior pictures, it looks like one of the more tricked out nicest houses I've seen in that area. it also might have an addition as most homes of that age in Buena Park are typically 1,100sf to 1,500sf or so. Can't tell you if it's overimproved for it's neighborhood or not.

Thank you for your reply. The owner did improve it a lot and really spent money renovating the house. I think the price of 440 is fair enough. I went to other neighborhoods in Buena Park with prices from the high 300,000 but these houses needs a lot of work. Since I am not into remodelling I think I will just waste more money. I really like Cypress but my price range is just below 500. Since this area is in the boundary of Cypress and Buena Park ( near Cyprss college) I believe its fair enough. But I still want some suggestions coz we are moving from LA to here. Thank you.

Where are you working? I would suggest living closer to the freeway traffic lights are not your best friend in the morning. Also make sure what school district you are in because Buena Park High School is not comparable to Kennedy or Cypress. Why not try looking for home in Cypress itself, unless you feel that when you walked into the home u knew you wanted it soo bad. But Cypress College is a fairly busy campus and has a swapmeet every weekend so just explore the area a little bit more.

that area of buena park is fine. lot of traffic from the CC, but not a bad part of BP. you'll be happy there.

How much is the property tax in orange county when you buy a house? Is it 1% or 1.5%?

Its 1% statewide + any voter-approved things like bonds to cover a new library, sewer system, etc. Newer areas have mello-roos which can nearly double your taxes. I was paying 1.12% in OC.
