Not sure if this will help you, but it may save you phone calls to HOAs. The Redfin real estate search tool will provide the HOA fees in detail (as well as taxes and Mello Roos) and the HOA amenities for any home you click on.

So, from a house hunting process perspective, why not work it opposite of what you are doing? Instead of looking for an HOA first and homes second, look for homes first and note the HOA. This should work if you already have a pretty tight parameter. For example, say you want 5 beds, year built 1995 or later, and budget $500K to $700K. There are only a handful of these homes; click on each one and look at the HOA fees. I think I saw at least one home that had HOA of $46 and a subdivision pool (I may be wrong or it could have been a typo.) Even if there was no subdivision pool, someone could have a $46 HOA and use the RSM community (sort of municiple, SAMLARC???) pool.

Also, you can limit the redfin search to a zip code, a city, or anything in the map view. It is a great tool. The only thing that is "wrong" with it is something is screwed up with the recent sales data. For some reason a large number, maybe a majority of the homes, have number of bedrooms set at zero. So, if you look for recent sales for 4 bedroom homes, you get nothing. For some reason zillow doesn't seem to have this problem. You may have to have a zillow window open (for recent sales) and a redfin window open (for everything else).
