Orange County Subdivisions HOA, Mello Roos, Amenities
Everyone loves data.
There have been a lot of City-Data posts requesting details on subdivisions in for example, Mission Viejo, Ladera Ranch, Rancho Santa Margarita, Laguna Niguel, and Aliso Viejo.
As an aid to prospective home buyers, please feel free to provide your subdivision's Name (and location), HOA (per month or per year), Mello Roos (annual amount and expiration year), and a brief Description of what your HOA includes. These important numbers don't seem to be easily accessible online (and if they are, please let us know) and they would aid savvy home buyers in their purchasing decisions.

I am very much interested in this one as well. Does anyone have any feedback on the costs they are paying to live in any of these areas... Mission Viejo, Ladera Ranch, Rancho Santa Margarita, Laguna Niguel, Laguna Hills, and Aliso Viejo

Here are a few in Mission Viejo:
Pacific Hills: Roughly bound by Marguerite on west, La Paz on north, Felipe on east, and Oso on south.
HOA is $120 per month, Mello Roos is around $1,300 per year. HOA includes maintenance of slopes, entrance signs, community park, walking trails, and streets.
Quail Run: North of Oso and East of Felipe. $177 HOA, Mello Roos around $1,400 per year. HOA includes two gated entries, community park, and maintenance of the slopes.
Tres Vistas Estates: Bound by the lake on North/South/East and Marguerite on the West. HOA $375 per moth, NO Mello Roos. HOA includes guard gated entrance, community tennis courts, RV/boat storage lot, boat docks, park, entertaining plaza, private beach, and slope/landscape maintenance.
Oso Valley Greenbelt Association: All homes between Oso on north, Felipe on east/south, Marguerite on west. HOA is $45 per month, no mello roos. Only maintenance of the slopes and greenbelts. Barbadanes Park is not in HOA, but part of greater Mission Viejo park facilities.
Castille Homes: Bound by Trabuco on south/west, Alicia on north, and Marguerite on east. $38 per month dues for slope and greenbelt maintenance. NO mello roos Aurora Park is maintained by the city.
La Mancha Condos: Located along the southern border of the Mission Viejo Country Club. HOA is $328 per month. NO mello roos. Includes community clubhouse, swimming pools, spa, property insurance, home exterior maintenance, and landscape maintenance.
California Colony: North of La Barca, east of Marguerite. HOA is $50 per month, NO Mello Roos. HOA is for maintenance.
La Paz Tract: Roughly La Paz to north, Oso to south, Marguerite to east, freeway to west. No HOA or Mello Roos. Montanoso Recreation Center and Clubhouse is located within this development. Optional to join.
Deane Homes: Roughly La Paz to South, natural separation on west, Marguerite on East, and Jeronimo to north (650 homes). $40 HOA and NO Mello Roos. Residents have exclusive use of the Mission Viejo Swim and Raquet Club. Includes two tennis courts, two swimming pools, clubhouse, gym, and bbq's.
Madrid del Lago: North of Alicia, west of Marguerite, South of nature break, east of Via Aurora/nature break. $56 per month HOA and NO mello roos. HOA is for slope maintenance.
That is it for now, this take a while!
Facilities for all Mission Viejo Residents (optional to join):
Montanoso Recreation Center (25800 Montanoso Drive, MV) and Sierra Recreation Center (26887 Recodo Lane, MV). Montanoso features: Gym, yoga/aerobics classes, babysitting, tennis and basketball courts, swimming pool, waterpark. Sierra features: Gym, youth fitness center, group excercise classes, waterslide, swimming pool, spa, tennis courts, basketball hoop, and spa.
Membership: Single ($25 per month), Couple ($37 per month), Family ($50 per month)
Marguerite Tennis Center (23840 Marguerite Parkway) and Felipe Tennis Center (27161 Nogal): Organized games, leagues, lessons, clinics.
Membership: Single ($45 per month), Couple ($80 per month), and Family ($90 per month)
All residents pay into the Lake Mission Viejo Association which is $18, but includes use of all the amenities at the lake.

I can add a neighborhood:
Seville Homes (built 1972): Trabuco Road on the South; MV city limits on the West; The slope So. of Via Novena on the North; Los Alisos Blvd on the East.
No HOA and no Mello-Roos. Also no monthly MV Lake fee if you (or the person you buy from) didn't sign up for it back in the day. The latter is my situation.

Well, you said Orange County eventhough you mentioned south OC cities..
Rossmoor (unincorporated western OC), no HOA(though there is a community association, no fees though), no mello roos.

It would be worthwhile for a prospective south Orange County resident to check out what community (non HOA) amenities are available for a monthly fee. It might be a good idea to find a low amenity neighborhood with a low HOA and join some sort of facility like I quoted above. The Montanoso, for example, sounds great. There might even be non-resident rates available too.

Non-residents can join Montanoso, Sierra, and the tennis centers for roughly $10-20 more per month than a resident, so yes, they can join.
Also forgot to mention that the Saddleback Valley YMCA is in Mission Viejo at 27341 Trabuco Circle, MV. It actually has a really nice gym and pools. Monday through Friday from 10:30AM to 2PM, members can also use the pools at the adjacent Mission Viejo Nadadores complex. Plus there are a variety of programs and activities always going on from music to fitness to sports to camps. I am not sure on the cost of membership though. I think it might be more than the city facilities: YMCA of Orange County - Branches / Locations - Central Orange Coast YMCA, Newport Beach, CA - Corona del Mar, Costa Mesa, Irvine, Santa Ana, Tustin, YMCA OC

I don't totally understand it but I think it is some sort of enveloping RSM HOA organization. The point of the link is to make aware all the amenities in that community. Now, what do you get and for how much? I don't know...but it is a start.
