The issue is the HOA. There are a lot of us here who are amazing tenants, but because of the rules, we are not allowed to park in our assigned spaces. I am in the military and am assigned here for 6 months. I am not allowed to park onsite because I don't have CA registration, which I have no reason to get because I am leaving in January. The security guard is a complete jerk, and anyone who would look to purchase your property would have no problem finding that out. As a former REALTOR, I would NEVER let a client purchase a property in a place like this. The immigrants aren't the problem, the HOA is. check it out: alisocreekvillas.com

We looked in there as the prices were tempting, but the HOA is really high... (from MLS: HOA Dues $ 358 + $ 111) Yipes!!
We also talked to some residents and they like it there okay, but they say the walls are on the thin side.

There're a lot of hispanics, but they gotta live somewhere... we live in an affluent area where folks hire out to cut lawns, clean houses, cars etc. Lots of restaurants too.

My friend in Wisconsin was really confused when I asked her who worked at the local car washes, and she said they mostly have the kind where it's a do it your self place. She said the car washes where someone else does it is mostly in the "rich" areas. (She and her hubby are middle class school teachers)
Remember when you hired the local teenager to mow your lawn?

So like I said, they have to live somewhere... Orange Ave. in Lake Forest and the New World condos in Laguna Hills are the same situations... multiple families per unit, and parking a big problem. We seriously took a look in those as well to buy, but decided there were too many kids and crying babies.
Oh well... they are cheap though!
Double pane windows perhaps?

I am a renter that has always taken pride in my home and treated it as my ow. I recently signed a lease for a three bedroom condo in Aliso Villas. I have driven by many many times during the day, at night and on the weekends. There are alwayspeople out walking thier kids or pets and everyone seems nice. Regardless of whether it is a hispanic community or not it is afforadable. I think my only two complaints are the fact that the association dosent seem to keep up on the lanscaping and the parking on the street is crazy. But it seems quiet at night.

There is a ghetto Aliso Creek Villas in Lake Forest. It seems there is a nicer complex in Mission Viejo that has the same or similar name!!

TL;DR - Aliso Villas is the armpit of Mission Viejo.

Don't let these good reviews fool you. Unfortunately, we are current residents of 2 years in this community and are absolutely appalled at how this place operates. There is definitely a reason for the many vacancies and low home prices. That reason is not necessarily the Hispanics. Let me give you some examples.

For one, HOA dues are close to $400 per month. For example, one would think this $388 per month (multiplied by 466 units) would be more than enough to cover simply keeping the pool open year round. Wrong. It is closed for almost 4-5 months of the year. Keep in mind this community largely consists of families with small children. Said pool also has bars (not just a fence) with barbed wire at the top of it and FIVE surveillance cameras inside of it. Creepy.

The comments about the security guard here are 100% correct. Joe of Courtesy Patrol Specialists is rude, threatening, stalking, and condescending. He is not there to secure things, he is there to literally harass and police the residents. There have been many complaints lodged against him, by many residents, which of course has fallen on deaf ears. If your garage is open for longer than 30 minutes, expect a letter from the HOA. Cooler on your patio for longer than 48 hours? Expect a letter. Magnet with the name of your business on your car in your parking spot? Expect a letter. Kids riding their bike? Expect a letter. Kids playing hangman on your porch with sidewalk chalk? Expect a letter. This is not the place you want to raise your kids.

Don't even get me started with the miserable HOA president herself, Kathy Miramontes. A google search of her name will yield more than you need to know. I wish I could attach to this forum the monthly newsletters this broad sends out to the residents. Every single month is nothing but negativity and complaining. You can't do this, you can't do that, so and so did this, so and so did that. How about something positive for once Kathy? No one wants to hear you complain.

I won't even touch on the parking situation. What a complete and udder joke that is.

I know you're probably thinking we must have done something to deserve all of this. No. We are a quiet, middle aged, law abiding family of 4 who just want to live in peaceful and positive environment. That goal is unattainable here. As a result, we have tried without success to sell our condo several times, and are now in the process of renovating and renting it out.

We cannot wait to see Aliso Villas in the rear view.

1. It is safe and I would not feel uncomfortable walking around in the middle of the night at all! Yes I have seen the police here and have heard that there were some drug houses, however, I have not witnessed this myself.

2. Glen Yermo is a work in progress, being a part of the PTA there, I can honestly say that the teachers are great, the school is small and the curriculum is the same as all the other schools in the area. True that there are a great deal of spanish speakers and yes because of the no child left behind act it can have an impact. All over all though my personal experience has been a great one, I love this school and how tight nit it is because it is so tiny.

3. The HOA dues are the highest in the area and unjustifiably so. The HOA president owns the landscaping company as well as security company which in the resident's eyes is a major conflict of interest.

4. If you are purchasing in the lowest bracket of any area, what do you expect???

5. I work in real estate and these condos have made fantastic investment properties, at least for those who were able to purchase REO's and short sales at the bottom of the market back in 2011 and 2012. If you are paying full price in the current market, not so much.

6. The HOA targets renters and this a common known fact amongst homeowners here. This can cause a high turnover rate for investors. It is written in the CC&R's that children are not allowed to play outside and people with children are ticketed and charged quite a bit if they do not comply. This is illegal (I worked in property management for 6 years) and a lawsuit will come into play eventually, believe me. When that happens the entire community will go into litigation for who knows how long. A lender will not loan on the property to any buyers looking to buy, so good luck if you are looking to sell when this happens. Also, the HOA dues that are already almost $400 a month will possibly be raised even higher at this point as well.


7. Every community has it's pro's and con's. This is affordable living and it is not perfect. For the most part though, (for the price) I am happy to live here. The biggest downfall to me is the HOA and HOA president. Aliso Villas 2 seems to better than Aliso Villas 1 in a number of ways. My spanish speaking neighbors don't bother me at all, in fact they are super helpful when I need to borrow an egg or some sugar. Some people, however, do not want to live in a community that is predominantly hispanic or any other race other than their own. If this is the case, then this complex is not for you.
