Default HOA for Ladera Ranch?

What are the HOA dues for Ladera Ranch? Do they vary based on where in town you buy? Also, what about the property tax rate? Is there a blanket rate or does it very based on where in town you buy? Thx in advance!

I've seen them in the high $100s, like $150-$200. Significantly more for the condos.

Easiest way to get a real understanding is to visit redfin and click on a couple properties.

Property tax info is also there. Property tax is related to assessed value. Mello Roos is something else added in too.

Don't they have a master hoa and a sub-hoa? So, even if the hoa for your village is $200, you'd still have to pay the Ladera master hoa, which I think is in the $200 range as well.

Also, there is a one-time payment to Ladera for about 1% of the purcahse price.

Anyone who actually lives there or knows more about it, please correct me if I'm wrong.

Lifestyle enhancement fee? Are you F-ing kidding me?

Given that there's been a lot of distressed sales down there, I'd be very interested in the financial health of the HOA before buying. If people aren't paying their mortgage or taxes, they're sure as hell not paying their HOA dues. HOAs will then expect the remaining residents to pick up the shortfall and if things get bad enough, they can collapse. Who's going to water the lawn then?

Here's a property tax report for 24 WINSLOW ST in Ladera Ranch (These are all publicly available data).

From Redfin:

"LADERA RANCH About 5 percent of Ladera Ranch homeowners have defaulted on their homeowners' association fees,
"You kind of have to build that into your budget for next year," said Schlegel.

Schlegel added that the situation in Ladera puts the board of the Ladera Ranch Maintenance Corporation in the position of deciding how to provide the same level of service while reducing costs.

The homeowner's association is legally authorized to put a lien on the home of any homeowner who fails to pay dues for 12 months or who accrues $1,800 in unpaid dues, whichever comes first."
