Seattle to Orange County
Thinking of moving down to Orange County. Can you recommend some areas that would be close to Anaheim and Los Angeles for commuting?
Looking @ Condo / Townhouse for around $350K.

If you're saying you want to have access to Anaheim and LA I recommend Long Beach. It's central to both and has a neighborhood type for everyone (suburban, coastal, urban, and anything else you're looking for). That said if the part of LA you're looking to get to is the far west side, then it's going to be tough to get that and still be anywhere near Anaheim.
Compared to Seattle, if you like the Queen Anne, Madison Park type thing then I recommend Belmont Shore/Belmont Park. They are quite similar in that they are upscale and walkable to shops, coffee, etc and have a good mix of young people and families.

That is an issue. I'm mean I guess you need somewhere to start and the two places I would recommend are Long Beach (like Naples said) or Fullerton as good halfway points. However, you are going to want to live close to your job. If you find a job in Burbank for example, Long Beach and Fullerton are horrible locations to live for that job due to the commute. A 15 mile commute on a freeway in L.A. can be a two hour commute. Hence it is ideal for Southern Californians to usually live very close to their jobs. Commuting across the metro area for work is crazy around here.

California is a mess right now, even more than our Washington state, DFX. The housing market there is going to fall probably another 15% over the next year or two. However, California also has tremendous unemployment, too, plus higher car registration and insurance fees, a state income tax and dealing with much worse traffic than what you see in Puget Sound. If you can wait a couple of years to see how things shake out you might be able to get more for your money by that time and the employment picture will also hopefully have improved, too.

Chino, Pomona, Anaheim Hills, Yorba Linda would give you good access to LA, but Anaheim would require you to be along the 5 freeway and perhaps living there to commute would be your best bet.

Totally agree..
And I really don't know where he/she will find a nice condo for $350K? Do condo's (decent ones) exist in So Cal for that price? You many want to consider a foreclosure. People are bailing out of their properties. A friend of mine that lives in OC said that in her neighborhood alone there are half a dozen foreclosures. I wouldn't buy right away if I were you.

And why are you "thinking" of moving there??
If you don't have to I would think differently. There are a lot of better places in the U.S. (even the west coast) to choose if it isn't necessary to go. Check out my post on "The Truth about living in Southern California". Good luck in your decision.
