Seal Beach Housing Question
I have very much enjoyed reading this forum and there are very many helpful people here. The search option is great too but I need some input.
Seal Beach may be the area we will be moving to in the near future. My family and I have visited from SD up through LA and SD up the 215 to Riverside and over to LA. We have visited 8 times in two years and are doing our homework. Our next visit will be in August for a week.
Can I get some input on the housing in Seal Beach (purchasing a 2 bedroom home). Are most all houses 55 or older age requirement( we are not near 55) or just some areas? How is it separated, is it by a community name?

Seal Beach really doesn't have a lot of housing. Most of the city is taken up by the naval weapons station. There's a Leisure World in Seal Beach for the old folks, there's some houses near the beach, and that's about it. You'll need to expand your search to include Long Beach, Huntington Beach, Los Alamitos, and West Garden Grove.

Seal Beach has 4 primary areas:
Old Town - the beachy part. this part is adjacent to the ocean and includes the walkable strip of shops, etc (Main St.). Mix of old, new, big, small, and everything in between types of houses.
The Hill - Larger lots with yards. Other side of PCH from old town. Basically a suburban neighborhood primarily 50s, 60s, and 70s housing though there has been lots of tear downs and remodels over the years.
College Park East - Further from the main seal beach area. Half is Seal and half is Long Beach. Basically suburban houses with yards.
Heron Point - New tract homes up on a hill.
If you don't find what you're looking for exactly but want to stay in the area you could also check out Naples, Belmont Park, and the Peninsula (areas just up PCH about a mile in Long Beach).
Seal is great.

NaplesRes detailed most of it, but there are two more areas:
-College Park West is also Seal Beach nestled in a small area off the Studebaker offramp on the 22.
-Leisure World is the retirement community and is segregated away from the rest of the city(by necessity more or less, not because they don't like the elderly).
The College Park areas are the furthest from Seal Beach proper. College Park East borders Los Alamitos and western Garden Grove. This has some of the largest housing Seal Beach offers other than Heron Point, which is very new. College Park West is similar, but secluded. Also near College Park East is the Old Ranch Town Center and The Shops at Rossmoor. There is one new housing development bordering Old Ranch Town Center and condos on the back end of The Shops at Rossmoor that have Seal Beach addresses.
For the size of house you're looking for(2bd), you're probably looking at Old Town, which has a lot of smaller houses. Of course, that area is close to the beach so it is more expensive.

Thank you for all the replys. That is a just what I was looking for. It must be that I only have seeing listings for "leisure world" area. I was starting to think the town was a "senior" housing town. We are doing our homework and I'm sure we will have more questions.

Is this about where Seal Beach Boulevard and Bolsa and Mcgaugh Elementary School are? I ask, because I would lap swim at that school at lunch when I worked in Huntington Beach. Very highly rated school.
