Question is Buena Park safe?

hello, My friend and me just graduated from college and are moving to get our job witch is located in Irvine but it is a bit expensive down there. So we are thinking of renting this apartment in Buena Park. We have not gone there yet to check out the area so we are wondering about it. The are we are hoping to buy the apartment is just west off the Santa Ana Freeway and is just south of the HG Dad Miller Golf Course. We are looking a area that we can walk around and go to places too like malls or our friends that live around there.

Define safe.


It is probably not as "safe" as Irvine and probably safer than parts of Santa Ana. However if you are the one in a hundred or several hundred vitcim of a crime then it is not safe at all.

Even places that have one crime in fifty years are not safe to that one person who is a victim. What is safe? Are you looking for someone to tell you that you cannot be harmed in Beuna Park?

If you are south of Dad Miller you are in Anaheim.

As far as desirability, it depends on the specific apartment complex in that neighborhood. Is this the apartment complexes along Lincoln? There are some okay ones and some bad ones. Nothing really good. If I absolutely had to and it was either that or be homeless, I'd rent there temporarily. I wouldn't buy there though. Foolish investment.

There at least used to be some nice apartments above Malvern (they may actually be in Fullerton? Or the northern half of Buena Park). There is also an apartment complex on a cul de sac off of Knott south of La Palma adjacent to the Monticello Meadows condos and near the Buena Park Library. Those at least used to be nice and were geared mainly for singles or childless couples. So you might look into it.

I will STAY AWAY from South of Dad Miller Golf course and if is possible .. STAY AWAY Anahiem area.
I have been lived near the area of Dad miller golf course and it is NOT a safe area. there were some adult clubs / video stores near by and it has been some police activites.

You are aware that the crummiest areas(ie lowest price real estate) in the begining of the 2000-2007 real estate market experienced the largest price increase...up to 300% increase in price, while the nicer areas experienced considerably less of an increase...maybe around 100-150% increase.

I would not buy in an area that I think my have a hard time getting the value in future years. While my nephew visited me in Minneapolis he thought about buying a home or townhouse that sounded like a real deal. The price was dropped to try to sell - but I reminded him that he would have the same problem when he wanted to sell. And after the city trying to do everything possible to make that area more desireable, it is not an area that we would want to live, therefore, not very marketable. My daughters friend bought in the same area because she was single and the price was good. The area has declined even more and now with a family they want to move, but cannot sell without taking a huge loss.
