City of Orange - Where to buy within city limits? (Tustin: apartment complex, house)

Hello. A friend of mine recommended I look through and consider Orange. I did a listing on Trulia (up to my max of 550K) and house sizes are all over the map. From 1200sq feet all the way up to 2200 sq feet? Are some areas so much better than others? If anyone is real familiar with Orange I would love to provide some addresses and get your feedback

I can help with General areas. Anything East of Glassel and south of Chapman university all the way over to Tustin is nice. The loser you are to old town the better (Intersection of Chapman and Glassell. Most of the area South of Chapman Avenue and West of Glassel is decent/nice pretty much all the way to main street. . North of Chapman avenue and West of Grand is hit and miss. As you go East of Tustin, some areas are great and some are not very nice. When you get way out O(trange Park Acres and vicinity ir is really nice. Orange PArk acres is terrific, but I would be surprised if you find somehting under 550 k The same is tru of Villa park.

Once you get West of Main or north of Katella, I do nto know the area well at all. There are some nice parts and the area immediately around the Mall of Orange used to be rough but I heard that it has improved. I do not go up there that much. There is no reason to

Out to Main may be too far west. The further west of Glasell you go, the more dubious it begins to get. However, it also needs to be said that none of the areas west of Glassell before Main are exactly rundown. Funky at times (like some of the homes around Parker St. for example) They aren't. However, there is gang activity in Orange and most of it tends to be concentrated in the west side of the city, especially around Portola Jr. High. So east of Glassel and south of Katella generally, though back in the day, the homes in the area immediately surrounding the Orange Mall (west of Tustin around Meats) were nice and there are some nice middle class developments around Tustin and Taft on the west side of the street, too. However, I haven't been in that area in a long time, so I don't know how it is there anymore. Stay away from any homes close to apartment complexes because Orange has a problem with illegals.

There are also some nice old style homes on Olive south of Almond you might want to look at, though. But keep in mind that when you go north of Almond on Olive it starts to get pretty sketchy. The area north of Chapman around Lemon and Olive has a fair amount of crime. There is also an apartment complex around there that isn't too nice.

Good luck. Orange is still a fairly nice little community, though not as much as it was when I lived there in the 1970's.

Will concur about the area west of the Orange mall.The section with the mall on the east,over to Orange-Olive on the the west,Lincoln on the north,and Meats on the south is still a good area.Nice well kept homes,and so far,minimal gang activity.Because it is a desirable area,still a bit pricey,even after the housing problems.
