Default commute from Mission Viejo to Orange

We may be relocating to Orange County from New york. My husband's office is in Orange. We are looking at possibly buying in Mission Viejo, Aliso Viejo, or Laguna Niguel. Just wondering what the commute time would be from Mission Viejo. There seems to be alot of properties available there, and prices are lower than Aliso Viejo and Laguna Niguel. Why is that?

Irvine is probably your best bet in terms of ease of commute. I'm guessing it might take 45 minutes from Irvine to Orange in somewhat slow traffic, 30 minutes if it is moving well. The commute home will be a bit harder, though. Could be 45 minutes to an hour.

Depending on where in each city you live the commute is going to be 5-10 minutes different and whether you take the fwy up to Orange and what your timing is. If you are living on the east end of MV then you can take Santiago Canyon and it will reduce the traffic and takes about 25 minutes. Laguna Niguel and Aliso Viejo are closer to the beach so pricing is more expensive. Mission Viejo and Lake Forest have some great neighborhoods and relativly close to the FWY or you can even take the canyon up to orange. I wouldn't count on a hour drive. Might want to consider Foothill Ranch, Portola Hills. If you need help and are not working with a Realtor please do not hesitate to contact me as I am a Realtor in the area and would be more then happy to help.
