Default ladera ranch - good place to live ?

Hi All - I just relocated from mid west and would be working in Irvine. How is the daily commute between ladera ranch and irvine ? Is Ladera Ranch a safe area?

Ladera Ranch is very safe. The whole Mission Viejo-Lake Forest area is among the safest in America. I heard that the style of homes in Ladera Ranch are were inspired by the Santa Barbara/Mission Style. That's really cool. Traffic gets congested on I-5 during rush hour, but is not much of a problem at other times.

Doesn't Ladera have their very own extra tax??? Watch out for Mello Roos, too (an extra tax that goes on for years). Being from IL, I'd never heard of it!

Ladera has great amentities, some great deals on homes because of the new building many people who moved in on phase 1 are moving up. The tax rate w/mello roos is higher then other areas in Mission Viejo plus the assocation is higher as well but they have a ton of things available for families. Tax rate w/mello roos is approx. 1.8%, Average Assoction $175-$300 again depends on the community. Need any specific details please do not hesitate to contact us.
